What is a Supplemental Estimate (or “Supplement” for short)?

Before we begin… just as with your Original Scope you can contact your Project Liaison for a virtual detailed review of your Supplement.

Last time we provided a rough explanation of the "Original Scope.” That scope of work is generated by your adjuster using a third party estimating program called Xactimate and anyone who pays a subscription can use it. Tempel Roofing also uses this exact same program. It is a bit complicated on the surface but the key things to be aware of…

  1. The program sets the price using a price list generated from the average pricing of the zip code in the area which the property is located and the month of the report, usually the month prior to the estimates generation.

  2. The program has specifically preset line items associated with each item and each line item has a price.

  3. The program does not have all construction items but it has many of them and some share a name or go by a slightly different name.

  4. If we enter the same line items, in the exact same quantities, using the same price list, for the same month, at the same property… we will get the exact same number.

  5. The only differences between two estimates can be the line items, quantities, price list month, or location.

These are the rules of Xactimate and very important for what’s comes next…

Tempel Roofing is going to submit a corrected/revised estimate with the proper line items either currently existing on your roof or required by code and manufacturer installation instructions. This contractor provided estimate is referred to as a “Supplement.” We highly recommend you read our estimate attached on the email submission which your email is cc’d on. We go through great lengths to provide an explanation of our proper use of the program as outlined by the Xactimate software company Xactware and Arizona Revised Statutes regarding proper claims handling under the state law on page two of our estimate. Furthermore, throughout the estimate we cite specific code and the installation instruction from the shingle manufacturer’s Shingle Applicator Manual. The International Residential Code dictates that roof coverings shall be installed in accordance with manufacturers installation instructions. We cite each an every code or installation instruction for EVERY. SINGLE. LINE ITEM.

This is very import that you understand that we are not manipulating the pricing of any line item nor frivolously adding unnecessary line items. Your adjuster may attempt to accuse us of over charging, price gouging, misusing the program, adding unnecessary items, etc. The only thing we are doing is requesting the pricing software be used in accordance with the directions of the company whom wrote the estimating software and to provide the items required to install a new roof properly and in accordance with local building codes and manufacturer installation instructions. We have nothing to hide and in fact we have the state law on our side in this process.
